APPROACH + PROCESS

Client support is tailored to accommodate individual project needs.  We look forward to discussing your project specifically.

REACH OUT

Make initial contact via our contact form on our ‘Get in Touch’ page, give us a call at 314.489.7530 or send an email to kristy@leefamilycontractingdesign.com. Feel free to share some initial information about your project.  If both parties feel we are a good fit for working together, we will schedule time to further discuss and see your project site.

DISCOVERY MEETING

This is an on-site discussion about your vision for your project. We will then provide an initial estimate for your review.  An estimate is an approximation based on the scope of work, any preliminary plans or expectations, and our knowledge of industry materials and labor.  If the estimate works reasonably for your budget and you choose to move forward with us on your project, you will accept the estimate.  If you choose to go another direction, we understand there are many reasons for this – no hard feelings, you will make us aware and decline the estimate.

PROJECT INITIATION & PLANNING

Once you’ve approved our estimate, we request a financial disbursement to cover costs allowing us to move forward with finalizing specifications & drawings.  We will then continue to meet with our trade associates and provide a more precise bid proposal.  Being that every project is unique, this step can vary based on the size of the project or specific features of the project.  There are typically many conversations that will take place with suppliers, trade associates, architects and clients in order to finalize decisions.  At this time, any preliminary plans or work will be more thoroughly reviewed by our team.  If your project requires an architect, and you have not yet hired one, we will help bring in an architect of your choice at this time.  The bid proposal provided will include a contract price that includes margins for specific items selected later such as finishes and interior design pieces.  It is important to note that this contract price overall can still change due to many aspects of the building process.  For example: increased costs on materials or services, unforeseen difficulties uncovered that require additional work, any adjustments made to the scope of work, or the settlement of any true costs on margined finish or design items may all result in price adjustments.

CONSTRUCTION CONTRACT & FINAL DOCUMENTS

Aligning on the bid proposal and project plan helps produce a more detailed proposition for which we can enter into a working agreement.  Signing our construction contract and supplying 20% of the contract price will reserve your spot on our project calendar.  As you work through any final design selections, we will work to get drawings and other construction documents ready for obtaining a permit.

PROJECT KICKOFF

A kickoff meeting will be held to review all final drawings and documents, the execution plan including timeline and milestones, roles and responsibilities, communication plan, change control and any risk management.  At this time, we will ensure all parties are aligned with the plan and your construction start date will be scheduled.
